June 2025 West Chester Area School District Residential Market Update

While the market continues to exhibit a fast pace, June saw some interesting shifts compared to the previous month, presenting both opportunities and considerations for buyers and sellers.
Market Insights: A Shifting Landscape in West Chester Area School District
The West Chester Area School District housing market in June 2025 demonstrated continued dynamism, though with some notable changes from May. Homes still sold quickly, with the median days on market remaining at a brisk 5 days, consistent with May's exceptionally fast pace. This underscores sustained strong buyer demand.
The Sale Price-to-Original Price Ratio in June moderated slightly to 101.20%, a decrease from May's 101.60%. While still indicating that properties are, on average, selling above their initial asking prices. For perspective, this means homes sold for approximately 1.2% above their original list price in June, compared to 1.6% in May.
Interestingly, the Number of Price Reductions increased to 47 in June, a slight decrease from the 52 recorded in May. For these properties, the Reduced Price-to-Original Ask Ratio Average was 93.03%, a decrease from May's 94.10%. This indicates that properties requiring price adjustments in June sold for a slightly larger discount from their original asking price than those in May. The Price Reduction Percentage From Original List Price Average was 6.97% in June.
The Months Supply of Inventory remained tight at 2 months, mirroring May's figures. This consistently low inventory continues to signify a strong seller's market, contributing to the rapid absorption of available homes.
In terms of financing, Conventional loans remained the dominant payment method, accounting for 66.04% of transactions, an increase from May's 56.49%. Cash purchases continued to represent a significant portion of sales at 32.08%, a decrease from the notable 41.98% in May, but still highlighting a substantial presence of cash-ready buyers. The remaining transactions were financed via FHA (0.63%) and VA (0.63%), with a small percentage (0.63%) involving a combination of Cash and Conventional financing. As always, this financing information is self-reported by listing agents and may reflect the purchase agreement structure rather than the final financing at settlement.
