Market Insights

The Coatesville Area School District housing market maintained its strong, competitive nature throughout May, and even intensified in some areas. Homes sold at an even faster pace, with the median days on market dropping to just 6 days from April's 7 days. The sale price-to-original price ratio saw an increase to 101.50% (up from 100.40% in April), indicating that, on average, properties are now selling at a more significant premium above their initial asking price. Conventional financing remained the predominant payment method, accounting for 63.16% of transactions (up from 58.93% in April). Cash purchases saw a decrease, making up 19.30% of sales (down from 26.79% in April). Other financing types included FHA (8.77%), PHFA (3.51%), and a new "Commercial Wrap" category (1.75%). This financing information is self-reported by the listing agents; therefore, it may reflect how the purchase agreement was structured but is not necessarily guaranteed of how the final financing occurred at settlement.
