Market Insights

The Downingtown Area School District housing market demonstrated continued strength and competitiveness throughout May. Homes sold rapidly, with the median days on market at an impressive 5 days, a slight acceleration compared to April's 6 days. The sale price-to-original price ratio remained strong at 102.40%, signifying that, on average, properties continued to sell for over 2% above their initial list prices. This consistency with April's ratio indicates sustained buyer demand. Even in this active market, 37 properties required price reductions before selling (a slight increase from 35 in April); for these specific listings, the adjusted reduced price-to-original ask ratio averaged 93.84%, slightly lower than April's 94.75%.

With a three-month supply of inventory, the market conditions continue to favor sellers, fostering quick sales and strong pricing outcomes, consistent with the previous month. Conventional financing was again the predominant method for home purchases, accounting for 73.97% of all transactions (a slight decrease from April's 76.81%). Cash purchases also represented a significant portion of the market at 16.44% (a slight decrease from April's 17.39%). FHA loans accounted for 5.48% (an increase from 2.90%), and Other Financing types facilitated 2.74% of sales (a slight decrease from 2.90%). A new category for May was Adjustable Rate Mortgages, accounting for 1.37% of transactions. This financing information is self-reported by the listing agents; therefore, it may reflect how the purchase agreement was structured but is not necessarily guaranteed of how the final financing occurred at settlement.
