This suggests an acceleration in the pace of sales, indicating that buyers are acting quickly on available properties. The sale price-to-original price ratio, a key indicator of market competitiveness, saw a substantial increase to 102.40% in July, up from June’s 100.70%. This shows that homes are, on average, selling for more above their asking price than in the previous month.
A key shift is also observed in price reductions. While the number of properties with price reductions increased to 39 in July, up from 34 in June, the reduced price-to-original ask ratio showed interesting changes. The average ratio for these properties was 91.15% (down from 92.46% in June), while the median was 95.94% (down from 96.61% in June). This suggests that while more sellers are having to adjust their prices, those adjustments are, on average, more significant than last month, while the middle price point of those reductions remains stable.
The months' supply of inventory decreased to 2 months in July, down from 3 months in June. This indicates a tightening of the market and a stronger seller's advantage, as there is less available housing to meet buyer demand.
Financing Trends:
Conventional financing remained the dominant payment method, accounting for 63.51% of transactions in July, a slight increase from 60.94% in June. Cash purchases held steady, making up 20.27% of sales (virtually unchanged from 20.31% in June). Other financing types included FHA (8.11%), VA (4.05%), and a new category, PHFA (2.70%). As always, this financing information is self-reported by the listing agents; therefore, it may reflect how the purchase agreement was structured but is not necessarily guaranteed of how the final financing occurred at settlement.
