Interestingly, the Number of Price Reductions increased to 53 in July, a slight increase from the 47 recorded in June. For these properties, the Reduced Price-to-Original Ask Ratio Average was 94.30%, an increase from June's 93.03%. This indicates that properties requiring price adjustments in July sold for a slightly smaller discount from their original asking price than those in June. The Price Reduction Percentage From Original List Price Average was 5.70% in July.
The Months Supply of Inventory remained tight at 2 months, mirroring June's figures. This consistently low inventory continues to signify a strong seller's market, contributing to the rapid absorption of available homes.
In terms of financing, Conventional loans remained the dominant payment method, accounting for 63.03% of transactions, a slight decrease from June's 66.04%. Cash purchases continued to represent a significant portion of sales at 33.61%, also a slight decrease from the 32.08% in June, but still highlighting a substantial presence of cash-ready buyers. The remaining transactions were financed via FHA (0.84%), a combination of Conventional and PHFA (0.84%), Cash and Conventional (0.84%), and another financing type (0.84%).
